Upper Beaches

Bounded by Victoria Park Avenue to the east, Coxwell Avenue to the west, Kingston Road to the south and the rail corridor to the north.

The quieter, more affordable stretch directly north of the Beaches.

The name started as a real-estate label in the early 2000s for homes north of Kingston Road, and it stuck. Today the Upper Beaches gives buyers the same tree-lined, family-friendly feel as the Beaches proper, often at a gentler entry price.

The western part, between Woodbine and Coxwell, is also known as the Woodbine Corridor. It's a short walk to Danforth Avenue transit and the Queen Street shops. If you're weighing the Beaches against the Upper Beaches, I can walk you through the trade-offs street by street.
