What to expect, step by step
Every buyer's situation is different, but the path is broadly the same. Here's how it goes.
Work out what you can afford
Before we shop, it's worth getting pre-approved so you know your budget and can move quickly. Lenders look at your income against your housing and total debt costs; a good mortgage broker will find you the right product. I can introduce you to ones I trust.
Understand the full cost of buying
The purchase price isn't the only number. Budget for land transfer tax (Toronto buyers pay both a provincial and a municipal one), legal fees, title insurance, a home inspection, and moving. First-time buyers may qualify for rebates — I'll flag what applies to you.
Search with someone who knows the area
We'll focus on the neighbourhoods and home types that fit your life and budget, and I'll be honest about the trade-offs of each. My neighbourhood guides are a good place to start narrowing things down, and I can send you a shortlist of current Toronto listings that match what you want.
Make a strong, sensible offer
When you find the right home, I'll help you put together an offer that's competitive without overpaying, and advise on the conditions that protect you — financing, a home inspection, and (for a condo) a status certificate, the document that spells out the building's finances and rules. In a multiple-offer situation I'll walk you through your options.
Close with no surprises
Once your offer is accepted, I'll coordinate the inspection, your lawyer and your lender through to closing day, and keep you clear on what happens and when.
